Next Phase of Fort Worth Museum Place Underway / Fort Worthology

This new phase will be building more mixed-use buildings to fill out the big void between the signature buildings at the big 7th/University/Camp Bowie/Bailey intersection and the small mixed-use building further west down 7th. This new building will bring rental apartments instead of the for-purchase condos of the first phases, and new ground-floor retail space.

Brian Keith is busier than ever as the architecture firm he works for rushes to wrap up work on a 300-unit apartment complex in Dallas.

The project is one of dozens the firm, JHP Architecture, has on its hands — a surge of business driven by a rise in demand in the United States for rental properties.

The increased demand has forced JHP to expand, and it expects to keep hiring at least through the first quarter.

“We’re seeing overall work come back and there’s a backlog of contracts to go through,” said Keith, director of urban design and planning at JHP. “There’s strong interest in multi-family units and plenty of pent-up demand.”

Good article pointing out need to not ignore the downside of putting a tollroad down the Trinity. Other cities are tearing down freeways and putting in parks to reconnect their waterways (as the Dallas Observer article points out from a NYTimes article), while Dallas is proposing to put a freeway in a park — and not just a small park – the Trinity Forest is the largest urban hardwood forest in the US.  Interesting that we are considering the Trinity tollroad (a highway encumbering a park) at same time as we are covering up a highway with a park (Woodall Rodgers Deck Park)

Lease Signed: Khloe and Lamar are Officially Texas Residents– On Christmas!

NOW it’s a done deal. December 23 is the day Khloe Kardashian and Lamar Odom executed the lease on Unit 2604 over at the W, the former bachelor pad of Mack Hicks. Rogers Healy and Steve  got in a lot of camera time with Khloe & Company as he showed them every condo available in downtown Dallas so they could be sure. Allie Beth Allman was the  landlord’s rep on this one, and she had been looking for occupants since November 28. Also, this unit leased last Super Bowl weekend for $25,000 with Travis Horton at Twigg Realty: that was a 4 day rental for  slate flooring, Miele appliances, stainless steel wet bar with wine refrigerator, wine rack, ice machine, Mother of Pearl mosaic tiles and marble flooring in bathrooms and, of course, Mecca automatic window shades throughout for privacy. Based on the $7500 per month Khloe and Lamar are paying, that Super Bowl weekend deal was a bargain!

Train Times to Accompany Motorists Stuck in Traffic / Planetizen

To encourage train ridership, Caltrans and Metrolink have teamed up to display train times on electronic signs along two oft-congested Southern California freeways.

“‘For travel between Orange County and downtown Los Angeles’ Union Station, trains are often faster than freeways,’ said Malcolm Dougherty, acting Caltrans Director. ‘We want to give commuters real-time information to help them get to their destination quicker.’

2011 likely to be worst year on record for new-home sales | Fort Worth Star Telegram

Americans bought slightly more new homes in November, but 2011 will likely end up as the worst year for sales in history.

The Commerce Department says new-home sales rose 1.6 percent last month to a seasonally adjusted annual rate of 315,000.That’s less than half the 700,000 new homes that economists say should be sold to sustain a healthy housing market.It’s also below the 323,000 homes sold last year — the worst year for sales on records dating back to 1963.

December would have to produce its best monthly sales total in four years for 2011 to finish ahead of last year’s total.

Small Electric Vehicles Occupy Downtown Dallas – MyFoxHouston

No, those aren’t golf carts zipping through Uptown and downtown Dallas.

They’re street-legal electric vehicles that fall somewhere above golf carts in the automotive pecking order — and they’re filling a niche in the busy entertainment districts.

“It’s about options,” said Gary Haag, owner of E-FROGS, an electric shuttle service he started in June 2010.

Rides are free. The business operates on tips.
