<p>The 950 acre community has had plans to open in the Fall of 2012 and from the way things are going now, it looks like pre-selling will begin in mid July.  This almost never happens with developments, especially ones with over 3,700 homes at build-out, but the Republic Property Group seems to have things going pretty smoothly.</p>
<p>Phillips Creek will 9 of DFW&#8217;s finest builders: Darling Homes, Highland Homes, K Hovnanian Homes, Huntington Homes, Shaddock Homes, Standard Pacific Homes, LionsGate Homes, Belclaire Homes and Drees Homes.  If you are looking for a community with a variety of home builders, Phillips Creek Ranch in Frisco is your place!</p>
<p>Within Phase one all of the builders will have lots ranging from 55 feet wide up to 83 feet wide ranging from prices of the high $300&#8242;s up to 2 Million dollar estate homes.  Quite a significant difference in product and quality, but it looks like it can and will work soundly.  Phase one has 314 lots and I am sure that if anyone with small children are planning to live in Phillips Creek Ranch, Phase one will be the only phase that residents will attend the Blue Ribbon Elementary School Bledsoe.  The school is very well known in Frisco ISD to be the top of its class when it comes to teaching and number of outstanding achievements.<span id="more-510"></span></p>

<p>Landon has just released their next section of lots. The picture to the left  is completely up to date on the 64&#8242;s with the lot premiums, and which lots KHOV has. Also in the 64&#8242;s, Wood Floors are standards now is specific areas!</p>
<p>The 74&#8242;s are not complete because I tried two times today to talk to the salespeople and every time they were with people. I will find it all out tomorrow.</p>
<p>I had a question about Newcastle, here you go: Newcastle will be in their trailer tomorrow for the first time this weekend with all of their plans and pricing. Remember, they can do Stucco and they can also build a one-story model around 3,200 square feet.</p>
<p>I had another question about Corn, here you go: The Corn is being leased out to a farmer until the community nears the West side by Coit. They do not have a time frame if and when the corn will be not growing on the land. <p>Also the picture below is the progress of KHOVs model. It is amazing how quick they can get the models up!</p>
<p>Call me this weekend if you would like for me to show you the standards vs. upgrades in either of the Landon model homes.</p>

<p>The hottest community in DFW, <a target="_blank" href="http://explorefriscohomes.com/richwoods-frisco-homesites/" title="Richwoods in Frisco" >Richwoods in Frisco</a>, plans to build an amenity center before they start the second set of homes! This is another reason that explains the pent up demand for the location and record breaking sales for Landon Homes in 2012.</p>
<p>The community is located north of 121 in Frisco between Coit and Independence. Roger Lawler, former owner of the Lawler Tract that consists of over 800 total acrea, decided that after he handled his dispute in the courts over a contract gone bad to let it go. And John Landon was the fortunate man to take on the project with his development company Landon Development.</p>
<p>For those of you that are unfamiliar with John, lets just say Meritage Homes. He was responsible for taking the company public and in the past couple years went out on his own and started Landon Homes.<span id="more-436"></span></p>
<p>Now back to the Amenity Center. The reason I gave you a little background on John Landon is because he is responsible for the idea of erecting the amenity center in the beginning.</p>
<p>Most developers wait until the very last second to take on the amenity center because other than the acquisition of the land is next in line when you look at all of the costs.  Mr. Landon is doing it right!</p>
<p>The amenity center is positioned on the eastern side of the <a target="_blank" href="http://updatefrisco.com/richwoods-frisco/" title="Richwoods Development in Frisco" >Richwoods development in Frisco</a>.  The main gate off of Independence will dead end at the front doors.  So now let&#8217;s talk about the highlights of this soon to be, best amenity center in DFW!</p>
<p>All of this is from what is planned of the amenity center, it is not guaranteed.  The front will have a circle drop off on cobblestone to a massive building encompassing around 8,000-12,000 square feet.  4,000 of it will be an entire wellness and work-out facility with top notch machines that will allow residents to cancel their gym memberships and be able to save that extra expense and include a pilates room and serinity space.  There will also be an area that can be rented for private events at a reasonable expense that has both indoor and outdoor seating.  The patio will be overlooking the most amazing water feature that Frisco has ever seen!  Kiddos will be happy to know that there will be slides and spray equiptment along with a childrens playground nearby.</p>

<p>The City and School has always voiced that even with the tremendous growth of Frisco and the ongoing future growth, they have always said that they will do everything they can to stay small.  And boy are they.</p>
<p>The latest change has been changing the &#8220;never in stone&#8221; zones that each neighborhood will attend.  Currently, even before opening, <a href="http://www.holdennewhomes.com/Richwoods-Frisco.html" title="Richwoods in Frisco"  target="_blank">Richwoods</a> and <a href="http://lawlerparkfrisco.com/lawler-park-frisco-homesites/" title="Lawler Park"  target="_blank">Lawler Park </a>students were slated to attend Isbell.  Scratch that!  Now they will both feed into Curtsinger.  Richwoods plans to have around 1,600 homes and Lawler Park around 643 homes.</p>
<p>Now lets continue to Middle School.  Both developments originally zoned for Scoggins, but now will attend Vandeventer.</p>
<p>Lastly High School.  Here is where it gets pretty wild.  Centennial High faces East and across the street is Richwoods.  Common sense says Centennial is it, WRONG!  Both Richwoods and Lawler Park students will attend Liberty High, less than one mile East of both developments.</p>
<p>That&#8217;s not it.  In 2014, yet again, both <a href="http://www.holdennewhomes.com/Richwoods-Frisco.html" title="Richwoods"  target="_blank">Richwoods</a> and<a href="http://www.holdennewhomes.com/Lawler-Park.html" title="Lawler Park"  target="_blank"> Lawler Park </a>students will again change High schools to Frisco&#8217;s 7th high school yet to be named on Independence between Main and Eldorado.</p>
<p>Now that&#8217;s a lot of kids!</p>

				<content:encoded><![CDATA[<p>Pizza Hut will no longer be a name-in-title sponsor of Pizza Hut Park at the end of the year.  Name-in-title sponsorships are important revenue generators for venues such as this one, and so we suspect FC Dallas&#8217; move to name their venue FC Dallas Stadium is a temporary measure.</p>
<p>Pizza Hut is seeking larger venues and other professional sports to sponsor, but most venues associated with the major sports are taken.  So is this about a shift in strategy or simply a matter of cost?  The new FC Dallas Stadium is part of the fabric that is Frisco, so we anticipate an organization that is interested in serving Frisco and other nearby communities will come forward.</p>
<p>Before the name comes off, Pizza Hut will enjoy having its name associated with a sell out crowd expected to attend the NCAA Football Championship Game between Sam Houston State University and North Dakota State University. Sam Houston State,14-0, will face the North Dakota State Bearkats,13-1, on Saturday, January 7, 2012, at 1 p.m.</p>

<p>The mayor joined representatives from the developer, Landon Development, and builder representatives to kick off the most exciting community to be underway since Lone Star Ranch in 2001. The builders Toll Brothers, K Hovnanian, <a href="http://www.newcastlehomes.com/" title="Newcastle Homes"  target="_blank">Newcastle</a> and Landon Homes are all getting conceptuals and marketing materials ready in a hurry due to the tremendous response for information about the community.</p>
<p>I have a total of over 400 inquiries since the development has been announced from the builder and realtor community and it doesn&#8217;t stop there. Since my recent video and blogs about <a target="_blank" href="http://explorefriscohomes.com/richwoods-frisco-homesites/" title="Richwoods in Frisco" >Richwoods in Frisco</a>, I have been called or e-mailed in the 20&#8242;s in only 2 weeks! There has been a tremendous response for a couple reasons.</p>
<p>One, Location. Where can you find a new home community that is building quality homes in a location like Richwoods? No where!<span id="more-320"></span></p>
<p>Two, Frisco ISD. Frisco has definately held it&#8217;s ground as being the most sought after school district in the DFW metroplex. Only Southlake, Colleyville and Plano can compete with the curriculum and teachers.</p>
<p>And three, gated community. There is Starwood, Lakes of Legacy, Heritage Lakes and the Hills of Kingswood that all are gated communities in Frisco. What makes Richwoods way more attractive is lower entry price point, location and newer homes.</p>
<p>I really can&#8217;t see why anyone that is considering Frisco would not be at <a target="_blank" href="http://www.holdennewhomes.com/Richwoods-Frisco.html" title="Richwoods in Frisco" >Richwoods</a> on day one of their search. Just like the sign sayd in the picture, &#8220;Your Gateway to Dreams Fullfilled,&#8221; and much much more!</p>

<p>The developer Warren Clark Development is very well known in North Texas real estate. The owners are Warren and Dale Clark. They have created numerous, beautiful new home communities in the past 50 years that the pickiest of buyers couldn&#8217;t say no.</p>
<p>Does Cobb Hill in Frisco, Coventry Manor in Southlake or Whitley Place in Prosper ring a bell? They are all the end result of a Warren Clark Development.<span id="more-306"></span></p>
<p>Not only does the Lawler Park have a tremendous advantage over other communities their timing is perfect. Right now they are laying utilities and plan to begin paving roads in the next couple weeks, right on schedule.</p>
<p>The Community directly South of Lawler, <a href="http://updatefrisco.com/richwoods-frisco/" title="Richwoods Frisco"  target="_blank">Richwoods</a>, are almost in a identical situation but will be selling in the beginning of 2012. This is one of the reasons why Lawler Park will be so successful. Richwood&#8217;s will be selling and building throughout 2012 which will bring a tremendous amount of traffic with the budget for marketing I am predicting from Landon Development.</p>
<p>This overflow of potential new buyers will notice and be informed that Lawler Park will be ready to go in late 2012. This will most definitely cause many buyers that had plans on being a Richwood&#8217;s resident to convert to being a Lawler resident.</p>
<p>On top of the marketing for the <a href="http://explorefriscohomes.com/richwoods-frisco-homesites/" title="Richwoods Frisco"  target="_blank">Richwoods Development</a>, Lawler Parks timing will have a very big advantage with the higher end new homes in the South East Frisco location. Again, another spillover from the Richwood&#8217;s Community. Darling Homes and Highland Homes are currently committed but knowing Warren Clark Development, I am sure a couple smaller custom builders will join.</p>
<p>Warren Clark Development has hit a ton of homeruns in the past 50 years and I would put their company up to any other developer in North Texas as the best from a completion and quality perspective.</p>

<p>Vandeventer will be located on Independence on the East side of Richwoods. Under the current proposal, there will be an estimated 759 students. The following communities/neighborhoods proposed to attend Vanderventer are: Bella Vida Apartments, Castlebrook at Ridgeview, Courtney Manor Apartments, Estancia at Ridgeview Ranch, Fairway Villas at Ridgeview, Fairways of Ridgeview, Hunters Creek, Legends at Ridgeview Ranch, Ridgeview Ranch, Ridgeview Ranch Estates, Turnbridge Manor and Villas at Ridgeview Ranch.</p>
<p>One of the most interesting concepts that the school district and <a target="_blank" href="http://updatefrisco.com/richwoods-frisco/" title="Richwoods Frisco" >Richwoods</a> are discussing is an entry gate towards the back of the school that would allow Richwoods students to enter and leave directly into the community.</p>
<p>Not to mention there is also another Frisco ISD Elementary School planned near the other new home development to the North of Richwoods called <a href="http://lawlerparkfrisco.com/lawler-park-frisco-homesites/" title="Lawler Park in Frisco"  target="_blank">Lawler Park</a>.</p>
<p>Sounds very convenient if you ask me!</p>
